Most tenancy agreements forbid tenants to rent a room to a lodger. However, sometimes this may be desirable – for example, if there is a spare room at the property and the tenant is struggling to pay rent. Although you need to take care that allowing a lodger will not put you in breach of your mortgage or property insurance policy or turn your property into a ‘House in Multiple Occupation’ (you may want to check this before purchase).
