Lots of things worry landlords about allowing tenants to take in lodgers:
Prepared by specialist landlord and tenant lawyer Tessa Shepperson (creator of the Lodger Landlord and Landlord Law websites), this form amends the tenancy agreement incorporating new clauses to protect the landlord’s permission.
Other clauses require the tenant to comply with the legislation which allows lodger landlords to evict lodgers easily, deal with Council tax requirements plus there is a space for you to add any extra clauses you wish to include.
Most tenants will be only too willing to ensure that the lodger chosen is a responsible person who they can trust. After all the lodger will be living in their home!
You will want your tenant to use a proper lodger form so the best way to ensure this is to provide one!
Your tenant will probably be unfamiliar with the right to rent rules but this form and its notes will tell them exactly what they need to do
These give detailed guidance on how to use the forms provided.
Prompts your tenant to ask all the questions they need to ask applicants at the telephone with handy spaces to write them down
Lists the points your tenant needs to cover in the interview with the lodger
Some referees will want to see this before disclosing any information – get applicants to sign several
Your tenant should get lodger to sign this so payments get made promptly
For the lodger applicants to complete – it has all the information needed when carrying out checks
Reference letters Letters to use to follow up references with employers, bank and personal references
For lodgers on benefit – the Benefit Office will tell you nothing unless you can show them a letter like this signed by the lodger
These explain every step of the way and give more information about the different forms and how they should be used
All forms are in pdf format so can be used over and over. You may want to use them yourself if you are considering taking in a lodger!
