Permission Pack and Lodger Pack

Is your tenant finding it hard to pay the rent? Would allowing them to rent a room to a lodger help?

But how can you be sure that their lodger will be suitable?

Lots of things worry landlords about allowing tenants to take in lodgers:

  • Will they cause extra wear and tear?
  • Will they do damage to the property?
  • How can you be sure that they will leave at the end of the term?

Enter the Permission for Lodger form!

Prepared by specialist landlord and tenant lawyer Tessa Shepperson (creator of the Lodger Landlord and Landlord Law websites), this form amends the tenancy agreement incorporating new clauses to protect the landlord’s permission.

The protective clauses in the form include:

Other clauses require the tenant to comply with the legislation which allows lodger landlords to evict lodgers easily, deal with Council tax requirements plus there is a space for you to add any extra clauses you wish to include.

Most tenants will be only too willing to ensure that the lodger chosen is a responsible person who they can trust. After all the lodger will be living in their home!

Also included with the form pack are:
