This section is for all of you who rent out a room in your home to a lodger.
Here you can buy forms, legal documents and letters. All of our forms are in pdf format and are delivered electronically via the internet. We do not sell any paper forms by post.
You will need to have the Adobe Reader software (which you can download from >> here) or similar software to be able to use the forms. The forms can be completed on screen and then printed off. Sometimes you may need to do some crossing out after the form has printed.

Lodger agreement with guidance notes – £12.00
This agreement can be used for either weekly or monthly rents – you will need to cross out the relevant wording on the front page after printing it out.
There is a large space on the last page where you can put extra clauses and any ‘house rules’.
Please read the guidance notes carefully before use. Note that if we do any amendments to this form, you are entitled to be sent the updated version during the 12 months following your purchase, on request.
Monday to Friday lodger agreement with guiance notes – £12.00
This is very similar to the standard lodger agreement but is designed for when the lodger will be going home for part of the week – allowing you to reclaim the room and use it for your own purposes.
Letter of authority to the Housing Benefit Office – £5.00
If you take in lodgers on housing benefit/Local Housing Allowance, it is essential that you get them to sign a letter of authority. If you do not, the benefit office will refuse to discuss your lodgers application with you, citing the Data Protection Act.
Our product comes with two forms of letter, the second one includes a request that rent be paid to you direct. At present the rules do not permit this, but this may change in the future.
