The secrets of Assured Shorthold Tenancies and section 21

Make them yours, with this special ebook!

Tessa's new section 21 ebookImagine that you knew everything that there was to know about assured shorthold tenancies and section 21.

You would never make any mistakes because you would understand the system.  Gone would be the days of worry and fear.

YOU would be in control!

Well we can’t promise that Tessa’s ebook will help you to know everything, but it will come pretty darned close.  About section 21 anyway.

Here’s housing law trainer and TRO Ben Reeve Lewis:

Ben Reeve LewisI have been giving advice on S21s since they were introduced in 1989, I even train people on them.  Yet just a few pages into reading Your Complete Guide to S21 I found myself repeatedly saying “I didn’t know that”.

What sort of things will you learn with this book?

  • the difference between ASTs and other tenancy types – and why you need to know about it
  • what happens to tenancy agreements after the end of the fixed term – and why
  • what exactly section 21 SAYS and how this affects tenancies and getting possession
  • how to make sure your notice is properly served
  • the secret way to make sure your section 21 notice will never fail
  • some other ways to use section 21 notices to your advantage

The book also explains things using real life examples, and has a jargon buster at the end.

“Every landlord should read it before taking ANY action” Kirsten Pepper, Student accommodation letting agent

Whos it for?

The book is written for non lawyers who are involved in the private rented sector.  This includes:

  • Landlords. Many landlords don’t really have a clue about how the legal side of letting works.  This book will help you
  • Letting agents. Most good agents undergo extensive training and are very knowledgeable about lettings.  Even so, they are not lawyers and should find the book useful.  If you are an agent but have NOT done any professional training then its an essential read
  • Housing advisors.  For example in CABx and other advice organisations.  The book will give you understanding of a tricky area of law, and help you advise your clients
  • Local Authority housing workers.  Again it will give you essential background legal knowledge.  With all the cuts many LAs are cutting back on training, so this will help fill in the gaps.
  • Tenants.  Although this book is addressed to landlords, the law is the same whether you are a landlord or a tenant, and if you want to understand the system this will certainly help.

“The examples used show clarity and the points to bear in mind are useful reminder for me as a Local Authority employee as a check when dealing with issues around private tenancies”  Jen Martlew, Local Authority Housing Advisor

But its written by a solicitor!  Its bound to be boring …

Anyone who has read Tessa’s blog, the Landlord Law blog, or who is a member of her Landlord Law site, knows that Tessa can write.  Most people who bought our ‘beta’ version found the book surprisingly readable.

Don’t take our word for it though:

“First Class, at last we have a book that explains things simply without the usual legal jargon that goes with it”.  Geoffrey Lee, trustee landlord”

“I thought it was well written in plain English and even the extracts from the Act made sense after the explanations!  Simon Davey, letting agent.

How will this book save money?

  • You won’t need to employ expensive lawyers to prepare your section 21 notices any more
  • You will know what to do and how to do it – so no time will be wasted
  • You won’t have the heartache of having to start legal proceedings all over again because of a defective notice
  • If you are an agent or an advisor – its a lot cheaper than going on a face to face course!

“The book will definitely help as following the guidelines will avoid costly mistakes both for Agents and Landlords alike”  Joyce FitzGerald, landlord.

Tessa SheppersonCan you trust what it says?

Well, its written by a solicitor, Tessa Shepperson BA, LLB.

Tessa is a specialist in residential landlord and tenant law.  She created and runs the popular Landlord Law service and has been specialising in landlord and tenant law for over 20 years.  She  regularly speaks at solicitors training events and conferences (and even chair’s conferences sometimes).

She is also trusted by other lawyers:

“a good summary of some difficult areas of procedure”.  Richard Davis, Solicitor.

“Comprehensive and practical guide to section 21” Gusta Glover, Alan Edwards & Co, Solicitors.

So what do you get?

  • The ebook in two formats – landscape and portrait.

Why the two?  Well as its an ebook, we originally designed the book to be in landscape format (like in the pictures on this page) so it would read better on a computer screen.  But some people said it was easier to print it in portrait (upright format), plus other people said they wanted to read it on their kindles or ipads.  So now we give you both.

  • You will get a forms pack as well

This has two kinds of section 21 notice (the book explains why), a notice to quit and a form for recording service details.

“Make a cup of tea and just read it – you’ll understand a lot more than you think you will”. Kirsten Pepper, Student accommodation letting agent

Remember its an ebook

Although there are images of proper books on this page, actually the book is purely electronic.  We will not be sending you a paper book.

You can read it on your computer, or other electronic device such as an ipad, but it you want a physical book, for example to write notes on, you will have to print it out.

On the other hand, you don’t have to wait for it to be delivered – you can get it NOW!

Whats the price?

The price is £17.

What if I think the books rubbish?
